Lenders that require less than 25%, any suggestions?

Looking to finance some deals and I'm looking for small but good and reputable lenders who would possibly work with less than 25% down - looking for somewhere in the range of 5% - 20% range and lends in Chicago. I'd look at a private lender as well if the terms were good. Looking to borrow $75k to $125k depending on terms. Any suggestions for lenders you guys have worked with or know about?  I'm trying to build me list of good lenders to choose from as I start building my portfolio. Thanks in advance for your input. :)
