How to purchase a single family home w/o any personal capital?

My girlfriend and I are currently working close to minimum wage jobs and are living with my retired parents. We are really excited to begin flipping our first single family home but we have no capital to work with. Is it possible to purchase a property with no personal capital? If so, what is the first step? second? We really need help and cannot find the answers through google. I know we can use a Hard Money Lender, but most of the ones we found for Fort Lauderdale, FL only offer up to 90% ARV.
