Blue collar professionals such as technicians, superintendents on construction and public works projects etc.

The reality is, you won't know this for sure until you can get professionals up there to inspect.

Some of the biggest wholesalers I speak to say 60-75% of their buyers are using Hard Money/Private money.

it too late now but never start a project like that without funding in place.. good luck. on it private HML is what you will end up with.

Run-of-the-mill homes aren't going to do as well, but if you're bringing the amenities, buying a home with some style, furnishing well, photographing it with a professional and writing a slick listing, then your vacation rental should hit 55% out of the game and be aiming for 70% by year two or three.

I've done some wholesaling, completed my first fix & flip last year and I'm presently doing some private money lending.

My only exception would be a great price a in a big professionally run condo complex with a beach view in PCB.

I'm a private money lender and a buy and hold investor, and in my opinion, no lender will ask for an upfront fee other than possibly asking you to pay for an appraisal or BPO directly to the valuation company.
