Sacramento MTR Partnership

Hi everyone, I'm currently undergoing renovations for a rental I just purchased here in Sacramento where I live. And I just wanted to see if anyone knew of any experienced MTR investors who'd be open to structuring some kind of partnership to help turn this into a successful MTR.

There were two demographics I was mainly interested in servicing:

1. Traveling nurses: the house is next to two hospitals and about a 15 min drive from another.

2. Remote workers: with the trend of remote work on the rise, we'll see more ppl moving from tech hubs like Silicon Valley to more affordable areas like Sac. I also feel like my background in tech could help me serve remote workers better.

I know there are other demos we should also look into, so I'm hoping for some insight on that.
