@Fatima Champagne  A lot of different neighborhoods offer multifamily homes, it just depends on your budget, safety concerns etc.

Be patient and put in the work. 

His practice is thriving, with his strong internet presence, he sees over 150 patients a day, 6 or 7 new patients.

It definitely requires sacrifice to have a roomie but I wouldn't be in a position to consider a duplex or triplex now if I didn't start with a 1-bedroom then 2-bedroom condo to build equity and enjoy the appreciation.It takes a very good realtor and a sharp eye to find a cash flowing condo, but it's doable if you're patient. 

I believe the inspectors concentrate on general safety and code (smoke detectors, hand railings, etc)

I am here not only for myself, but trying to raise money to fund my education so I can build homes for visiting cancer patients in Chicago.

To me it seems like a pretty legit way to start off since most of the work is done for you but of course I will be doing my due diligence and staying patient like most of you preach.

Should I be patient and wait a couple years?

Be patient with the seller.  

Check for water leaks, tenant damage, modifications on part of tenant, dumb a** tenant safety issues, unwanted guests/pets, smoke/fire alarm, furnace/air conditioning filters.
