They are mostly upwardly mobile, and what makes them good tenants - stable jobs, clean background, financially responsible - will eventually make them good homeowners.We do as much as we can to keep our tenants as happy as possible, and they tell us that...but as Dan points out, ultimately they will get married, have 1 or more kids, and/or decide to buy a home, or lose their job.

Without getting into nuances of when specifically something becomes "on market" I think the best way to address the question at hand is to consider "pocket" listings as any open listing (a legal term in most states) that a broker/agent has that is not subject to an exclusive agency or exclusive right to sell agremeent with the owner(s).

Welll... i just recently recieved a nice chunk of change(50,000) from a bad auto-mobile accident i got in a few years ago... i just turned 20.. i've got a good job... and have been planning on investing my money in real estate ever since i thought i might be getting some...I'm thinking about maybe flipping some property...but I'm just trying to figure out a safe way to jump into this.....
