The most important things to concentrate on?

I am wondering what everyone thinks the most important things to concentrate on are when you are just starting out? Some examples would be creating working relationships with lenders, marketing, finding a good Realtor or property manager. I want to hear everyone's ideas and experiences on starting out and what the most important things ended up being.
