@Tim Shin I really like the BP calculator for back of the envelope high level estimate, but you're right that every property will have different expense ratios.For example - one of my rentals is a brick home, energy efficient with an older A/C unit.

Recently I passed the CFA level 1 exam and decided to take a break and I'm spending that amount of time I would be studying for level 2 on learning everything I can about real estate investing, specifically buy and hold and renting out at this point.
