I do have a CPA that handles all our taxes.If you are providing services, like tours, cooking meals, driving folks around, cleaning during the guests stay, then you will fall under schedule C and pay the taxes.Leaving things for folks like a welcome basket, coffee, bikes etc does not do this.

Our areas depend on a few things but would cover about 1-1.5hr drive time from Bethlehem (where our office is) generally speaking.

@Joe Splitrock there was no real push back on the initial breakage because the tenants saw how bad the damage was from the storm and we finagled getting the power up sooner by flagging down a crew from down south who were driving by as soon as my electrician was done so it was a half day no generator.

Need some tech help.I do a number of deals with partners and often share my rental analysis proformas with friends, partners, ect.One thing that is driving me crazy, when outputting your rental calculator inputs into a PDF, the program picks and chooses which outputs it automatically switches to all lowercase.For abbreviations this is really frustrating, and it causes my outputs to look less professional and not well put together.

Should I be sending out a bunch of texts, voicemails and postcards to potential leads yet, or should I do more driving for dollars in my area first?
