@Rob Terpilowski when you get potential contractors involved would depend on how set you are on the deal and how certain you think you can make the numbers work, I would think.

After that I'd just go with either annual or monthly depending on if you know you'll need to use it for an entire year, because it does offer a discount by going annual.

You should be able to get $2,500 / mo. in rents or more just depending on the units amenities and sizes.I have been battling rats at my house since I moved in a year ago and I just buy the TomKat bait boxes at Home Depot.

In house is cheaper but takes a lot of time to put together so depending on what value you put on your time- may be worth having a third party do it.
