Tenants lease is up, but im unsure if he plans on moving...
Hi all. I have a house in baltimore, MD where the tenant's lease is expiring. I have mailed him a letter via certified mail and have left a copy under the door just in case. The problem is, this guy refuses to communicate with me. Wont answer any of my calls and texts. He has at least acknowledged the receipt of the letter by saying "I received the letter and have been advised of my rights". At this point I am unsure if he plans on moving out or fight me through this. Its been ~20 days of the 30 day notice Ive given him. Is there anything I can do in the mean time, so that when the 30th day rolls around im not caught by surprise?

Ned Carey is correct once again. It can get complicated depending on the language in your lease and the time frame you are working with. The worst part about holdovers is the waiting period if you fail to provide a timely, or sufficient notice. One mistake and you could lose 60 days. You can eventually get them out, but this is the time to put your ducks in a row. Once you do that, it will be a stroll in the park if you have to go to court.
