Even when I'm aware and I default a borrower for doing this, if I can see that there is progress with a refinance, I'll usually file my NOD to "Alert" the parties that I'm not playing (and to start the clock in case the transaction falls apart...happens all the time) but, i'll hold off on publishing (my scenario assumes non judicial foreclosure, meaning, not using the court system) to give them time to facilitate the transaction.

It appears at this time the still have no intention of processing my refinance.

Great structure, definitely lived in so will need some cosmetic work, the upstairs unit appears to have been used as a dog training area for dog fights but hey, it all looks like $$$ to us.We discussed rehab options for this property on Green Street.  

I know how to find all that information out, going to the courts, assessors office, register of deeds, pre foreclose list etc.... but the hardest part that I have encountered is getting the contact information of the owners or next of kin.

You actually can decide to reject a applicant for any reason you choose provided when challenged in court you can show the applicant you did pick was better qualified.

It appears to be an auction run by the City/County, but I'm not certain of that.Any tips on where to find this information or how to get started on the research would be much appreciated.Thanks,Brian

whether that will hold up in court if something tragic happens, I don't know, but at least I feel like I did my part in providing a safe home.

It can appear to work just great and be completely unsafe.The real question is, do you want to leave the panel the way it is and have the tenant use an A/C anyway.
