I actually kind of like this, because I think even in states where you have to disclose a bunch of stuff....sellers either lie...or simply forget.

I'm not an expert in this niche as there isn't a lot of rural land in my immediate area (hipster chickens in the back yard of a home in downtown Oakland does not count as "farm activity" or "rural" :P ), so maybe I'm wrong there.

I have one guy right that that lied and says he is an agent, but when I asked if he is the owner or an agent via email, his response was "seller".
