Most people dive into stuff having no real idea where the specific risks lie, and therefore they don't see them when they start happening, and then they don't know the mitigations for them.

When you see a lot of property and get used to analyzing it in a given market, you'll know what's "normal" and then when you see a pro forma that shows 30% expenses, and you'll know its a lie straightaway, or you'll see a low maintenance number, and that could tip you off to deferred maintenance.

I actually kind of like this, because I think even in states where you have to disclose a bunch of stuff....sellers either lie...or simply forget.

I'm not an expert in this niche as there isn't a lot of rural land in my immediate area (hipster chickens in the back yard of a home in downtown Oakland does not count as "farm activity" or "rural" :P ), so maybe I'm wrong there.
