There's some unique problems we ran into: batteries dying on a keypad mid-stay, refrigerator shutting itself down because the freezer wasn't opened for over a month, when do you switch out air filter for the HVAC?

Trying to process all this data can lead to paralysis as investors struggle to filter out what's relevant and make informed decisions.

The other property went into "pre-foreclosure" status about 2 years ago and the bank just listed it at a ridiculous price.Not a bad idea to reach out to the owners or whomever but I wouldn't hold your breathe. :)  

Second, our tenants sign a lease addendum that specifies, among other things:1) I/WE UNDERSTAND AND AGREE THAT IT IS OUR CHOSEN RESPONSIBILITYTO MAINTAIN THE QUALITY AND INTEGRITY OF THE ABOVEMENTIONEDPROPERTY, AND THAT WE WILL PERFORM, OR CAUSE TO BE PERFORMED,THOSE MAINTENANCE TASKS WHICH INCLUDE, BUT ARE NOT LIMITED TO:KEEPING THE CARPETS AND FLOORS CLEAN AND UNCLUTTEREDREPLACING THE FURNACE FILTER AT LEAST EVERY THREE (3) MONTHSKEEPING WALLS AND CEILINGS FREE OF MARKS, STAINS, AND DAMAGEMAINTAINING A CLEAN, PEST-FREE INTERIORKEEPING ALL APPLIANCES CLEAN AND WELL-MAINTAINEDREPLACING THE BATTERIES IN SMOKE DETECTORS AND THERMOSTATSCLEANING GUTTERS AND DOWNSPOUTS AT LEAST EVERY SIX (6) MONTHS 2) I/WE UNDERSTAND AND AGREE THAT MANAGEMENT WILL CONDUCTSCHEDULED SAFETY INSPECTIONS OF THE PROPERTY TO ENSURE THATADEQUATE MAINTENANCE IS BEING PERFORMED AND I/WE AGREE TO FULLYCOOPERATE IN THE SCHEDULING AND PERFORMANCE OF THESE SAFETYINSPECTIONS.So, when it's Safety Inspection time, we just call up the tenant and schedule one.

Any advice, we are just holding our breath and praying nothing breaks.

Also he let certain things slide that I won't, like constantly replacing furnace filters, and smoke alarm batteries.

Doesn't mean they are caught up.Take a deep breath and say more.  

In the same breath you advocate wasting a contractor's time, but to bring "fire damaged houses" to a buyer is a waste of a their time, so don't do that.

Smoking smells gives me such a bad headache and actual breathing problems so it'd be a nightmare to clean up.
