I’m checking out a condo this weekend and here’s the quick overview.1- How’s this deal look, anything jump out?

Condos (2 to 3 bedroom), which can fetch 1K rent per month.

I feel that some of the condos we own have probably peaked or is near peak and it may be prudent to trade up to SFH or MFH.

Single-family residence fix & flip investment in Tempe.

Purchase price: $165,000

Cash invested: $18,000

Sale price: $230,000

BTW, the BOCA codes (Nothing to do with the city in FL) will require electric outlets with special breakers on the new bedroom wall--both sides-- so to be compliant, you need to know what is required.Perhaps you can do an interior division yourself, however adding electrical outlets in a bedroom (or anywhere) in a rental, IMHO, should be done by licensed electrician (or at least inspected by one with a sign-off on the work).

I'd like to buy a 1-4 unity property, rent out the other units/bedrooms and repeat the process every year or two. 

Is a Two unit rental. 2 Bedroom1 bath and 1 bedroom 1 bath.

We are set to close on a condo tomorrow and already wired all the money to Title Company.

For the bedroom, make up the bed to look like a luxury hotel.
