This is a short version of my original question: No Real Estate Investment experience, forced to start it due to health and other issues but hard to find trustable partner/teacher/mentor. 

That said, the 50%/50% version is also common but does need to fit both parties. 

I am a bit confused if I need a full investment memorandum/ regulation D kind of documentation or can we do a much trimmer version like a promissory note ( with multiple investors ) or a syndication agreement.

The type of wholesaling being discussed in this thread is the version where the wholesaler gets a property under contract and then markets the sale of that contract interest to a third party ... without having the intention of closing the original deal in the event the contract cannot be assigned.

@Dawn VoughtIf you have your plan with Nabers, you most likely already have the PPA document version.

@John Mascarenas that was very close to being the issue for me except in my case we had to download the latest version of Firefox for it to work.  

For now I am just on the free version.
