My grandpa was a good hardworking man, but also a bit of a slumlord (whose tenants would flush whole rolls of toilet paper down the toilets) so I never found the idea of owning rental properties very appealing.

The 12% is really just a maintenance reserve, so think of it as a forced savings plan to cover any issues that come up (which includes both major repairs like HVAC and standard ones like a broken toilet). 

I would put a link to your listing on FSBO or make a 3405Chesapeake.com site and put all your photos there with a link on your sign.I would also power-wash the bottom, put the toilet lid down, etc. on the photos.  

That said, I'm open to any position, even if I am scrubbing toilets, maybe hear some useful nuggets of REI knowledge through an air duct?

Same thing with a toilet flapper. 

I contacted my landlord immediately and they came in, took the bathtub and toilet out, ripped up the floorboards but now 3 days have passed and no repairs have been made.

Another thing that might help is to read books on some of the smaller topics, one thing that I picked up from some of the  Reading that I do is that managing properties is more complicated than just fixing toilets, finding good tenants, doing background checks, doing evictions, etc. can be complicated.  

I never had to get involved with toilets and tenants.
