@Nathan Shankles I am in Montana and have properties in a couple of towns in North Central Montana.  2 in a small town called Choteau where I live along the beautiful Rocky Mountain Front and 2 in Great Falls the closest decent sized "city".

My apt is in a great neighborhood, beautiful home at an average rate not high or low.

So, bootstrapping and BP it is for me......Btw I was just in Idaho for the week in Couer D Alene it was beautiful.

The area is up and coming yet the home has been beautifully flipped.

I’ve been listening to a lot of the podcast episodes on BP on 1.5x speed I still have a lot to catch up on.

I am trying to learn everything I can about taking a really bad house and turning it into a beautiful one so I can become an expert.

The report revealed that the current occupant has multiple evictions on his record, an "impressive" criminal record and everything in the report points to a major drug activity going on in this  beautiful, once immaculate townhouse.

I've asked him to send me copies of the rental agreements to see what the terms are for late payments - not sure what he can legally do.Issue a notice of non-renewal, that's the beauty of a MTM lease.

We mostly have doctors and nurses in rotation for weeks at a time at the Fort Worth home.It is DEFINITELY more work with STR’s but the hidden beauty behind those that nobody has seemed to touch on is that....People staying in STR’s don’t have a problem telling you if there is a problem.

Which will be anywhere from 55k-60kThe beauty of this is I don’t come anything out of pocket versus traditionally I would have to make a 55k DP in order to purchase the home.
