It is simply not wanting to deal with the property management because they are terrible and wanting to deploy the capital in a different fashion. 

Also check if the property is in an hoa for possible dues you may inherit, current/past due property taxes, etc.In addition I suggest U simply attend one to get the lay of the land.. see who the players are  how its functions etc.. most jurisdictions have their set rules they follow and are unique to that county..

the other strategies are simply schemes to make brokerage fee's but call it something else.

Hey Nick,I think I am simply being redundant now with the rest of the posters, but this is clearly a case where someone uses the word turnkey to market a property hoping that you will just accept the results and then expect the great returns I am sure it showed on paper.  

As a member of the Old Guy’s Club I’ve done lots of real estate deals simply due to being around for so long.

Keep in mind, it doesn’t mean utilities are free, simply factor it in to the rent and make potential tenants aware that utilities are included when marketing.
