This seller actually listed on MLS for 120k and no one would buy it because retail buyers don't understand NJFs. 

I would definitely be up for service like this in my retail properties.

I'm still moving forward with investing plans but became so passionate about the retail side of real estate, I recently left a successful career in corporate finance to purse a path as an agent/broker.

Nothing retail MLS appreciates reasonably or cash flows here. 

Essentially suburban versions of urban neighborhoods featuring retail, mixed use, residential etc, all while being walkable and likeable. 

Retail Tenants.

For example (an extreme scenario) A full retail all fixed up house is a great deal to a young family looking for a nice house

The vast majority of home owners are looking to get top dollar for their property by listing it and selling it retail. 

Real estate agent game is all about connection and people, so pictures are pretty much a must in my opinion.If looking for retail clients, sellers especially, a line about "find out how much your house is worth for free from a real estate professional, zillow does not give you the whole story"

Right now, no one knows the value of retail as an example.However, this reinforces a couple of things:1) Understand the return on your investment and be realistic2) Realize return is based on two things: Operating income and equity growth (price appreciation)3) Make sure you're making good operating income from DAY ONE.4) Next five year probably not real good for price appreciation5) Manage your debt wisely since it is an "expense".
