I have talked to a few people in the Real Estate Industry and have had mixed opinions as some say is a bad Idea to start as Part Time agent.I would like some Feedback either positive or negative if I'm heading in the right direction or if anyone has taken a similar approach.Thank you in advance.

Yes, not the perfect tenant as there has been missed payments, a good amount of late payments (a week or two) but in the end they always pay and they take care of the house so I work with them too.Thanks to all for your feedback.

Both my wife and I read (and podcast) a lot and are currently eating up everything we can get our hands on.

I'm currently looking into real estate investments as I am fascinated by the thought of monthly income through rental properties.To get to know me better: I'm currently 19 years old,  a physics student living in Germany and I just read an article about seller financing.Would it be possible that I start investing in rental property or do I need a real job first/assets?

Read it, keep it handy, and read it again.Second: Security deposits MUST be held in a state chartered institution such as your local bank.

Keep doing a lot of reading and studying.

Reading back over my post I realize how bad it sounds especially toward section 8 tenants.  

I have read many books on real-estate investing over the past few years and talk with people in the field whenever I have the opportunity.
