Hi everybody!

New to the game and looking to further educate myself. Both my wife and I read (and podcast) a lot and are currently eating up everything we can get our hands on. Started with Think & Grow Rich, Richest man in Babylon, Rich D/PD, Millionaire Next Door, etc.

I've done some rehab work with friends & family including tear-downs to the stud. Helps that I have an electrician and plumber in the family...as well as some handy coworkers! These have all been owner-occupied properties that mostly belong to our group. Flipping has obviously been on our minds....

We're currently under contract for a 4-plex in Texas. We have family out there and go there anyways....so why not have a write-off?  Of course now do I only learn about an investment calculator....haha. I'll post my deal in a forum for feedback.

We're looking to become part-time investors while keeping our careers going. Any advice or suggestions are highly appreciated.
