Buying a rental property as a student

Hi BiggerPockets Forum!

I'm currently looking into real estate investments as I am fascinated by the thought of monthly income through rental properties.

To get to know me better: I'm currently 19 years old,  a physics student living in Germany and I just read an article about seller financing.

Would it be possible that I start investing in rental property or do I need a real job first/assets? Any experiences?
I'd love to hear from you as I really want to start renting out appartements to get some "side cash".
