Your points/rate tradeoffs look a little odd in your quote, in that your lender seems to buy down the rate much more rapidly than what I'd expect as you pay more points, which gives the short payback periods.

Hey Shawn,Go to Office Depot and buy a ream of yellow paper, and from now on plan on only using that brand and size of paper for your yellow letters.Write your letter on one page, and then tear it off the pad and scan it and save it as a jpeg image.Edit the photo (preferably in photoshop) and erase the yellow and the lines.

This market is by no means California and we certainly aren't seeing rapid appreciation like our West Coast counterparts, but we have absolutely rebounded and are steadily increasing.

Ask for a  picture, scan a receipt, confirmation number, ask more questions, and follow-up on it.  

One of the things he talks about that real sits with me in the path of development and investing on the fringe of that path and letting it wash over you, to get that rapid appreciation.
