This will obviously delay completion of the project but will satisfy the tenant's fears about mistrusting an unsupervised third party. 

If thats your only fear then rest assured.

You'll be ahead of the game with the contracting and the lack of fear talking to owners but you'll still need someone who has been through it all before to guide you through the transaction.
