Starting 2020 with an eviction ( My First Eviction) ugh!

How do I determine if my tenant moved out? Court ordered them out by Jan 2. Do I just go to the property on the 3rd to see if they’ve moved out? Do I have to give them 24 hour notice that I’m coming on the 3rd? Tenant became hostile ( over the phone ) after being served with the eviction notice. Lease expired Nov 30, I decided not to renew, and Tenant has not paid rent since October ). I’m a little nervous about going to the property to check without a police officer with me. I do know that if they are not moved out, I have to go back to court to have a Sheriff personally eviction them. What have you done in the past that worked?

I am not envious of your situation at all! I have not gone through this yet but my wife is law enforcement and I brought the question to her.  She recommended doing a drive by just to see if there is any obvious activity and if so go ahead and contact the local police(city or county) and see if they can have someone accompany you to the unit if you fear for your well being. They might be busy but you dont know if you dont ask.

I am not sure if this will help but best of luck, let us know how it plays out!
