I typically enjoy managing my own properties and have amazing tenants, so hearing about damage and vacancy really makes me nervous. 

I'm even a little nervous about getting my money back even if it does appraise, because I've seen so many homes on MLS in Memphis with astronomical days on market; that makes me wonder if you need to price a home below market value in order to move it... 

These things all made me nervous, but one quote always reminds me not to let fear drive my decisions: "A ship in harbor is safe - but that's not what ships are built for."

My hope with the changing economy as others get nervous and hold off on making leaps I am ready to really win big in investing and events like this will help me make more connections and have more knowledge to use.

I do see alot of inventory that are affordable but they look like they are going to need some TLC and that is where I am a little nervous since I've never done a rehab before but it's something I will have to do and it also what made me attracted to Essex County: Fixer Uppers and proximity to NYC.
