I Owen him another 3200.00 per contract but since move n in I have had to spend 900 dollars to connect fauces dishwasher  in kitchen ( plumber) and electric in living  ( electrician) room since when they were using tools they blew breaker in fuse box an shorted out wire.

I know there is a group that builds them currently, but they are alot more updated in looks (kind of like a townhome look) rather than your typical box shape.I think the group is called FIG fourplex investment group

@Erica Moore e people are more afraid of cats because if they pee outside the litter box it’s hard to get rid of the smell.

I'm a first time investor, and I'm looking at a fourplex with the following numbers:- Purchase Price - $175,000 (includes $15,000 in cash back referenced below) - Monthly Rent - $2,125- Monthly Cash Flow - $1,158- Cash on Cash ROI - 28.5%There are a few minor repairs (replace a water heater, fix flooring, etc.) that I'll need to take care of (~$5K).The main issue with the house is the electricity is not up to code (includes replacing the fuse box, FPE brand electrical panel and rewiring).

Cats tend to use litter boxes and if they cause damage, it is typically to the tenant's furniture (ie. leather couches) rather than the actual property.
