We have a few mid-term units, the farthest away from the hospitals is about 5 min (West Salem).

I ended up going a different route but this is as good of strategy as any depending on the terms on the SBLOC.

As a short term rental investment right now it is definitely not the best choice.

Adding to the confuse is the misuse of the term flipping, which as it is used today is actually “fix n flip” or “rehab and sell”.

@Michael Dumler so what do you think of house hacking or turning a single family into a multi- unit in the Bankhead area in terms of cash flow?  

It will just be an informational statement that I completed the ownership change but am still the owner and no terms of the lease change including where they remit rent.

I have heard of some evictions taking as long as 6 months when the typical time to evict in Indiana is about 35 days.
