@William Hinsche The Fannie Mae Homestyle and Freddie Mac CHOICERenovation are almost identical to the FHA 203k concerning timelines and processes ... they could be considered the conventional/conforming loan versions of the FHA 203k.

Nothing will prevents someone from suing you for completing a wholesale deal in which they claim you mislead, committed fraud, or did anything that violates any laws or regulations, so your protection from that is doing everything legally and above board.So many are currently performing wholesale deals illegally so start there and make sure your format and state laws for your desired format are legal.

Title companies are licensed and the seller generally chooses - this is normal.You want to see the preliminary title report, but from the sound of your post you will not know how to read it.You require full insurance.Wire fraud is common.

I self-managed my portfolio and dealt with all kinds of headaches with the verification software on the market from them not accurately verifying the job/financials to failing to fully verify the applicant's identity leading to an eviction of a fake CPN (used by Airbnb hosts to get apartments under a fake name).
