My only thought is that renters might not be setting up roots and therefore do not have as big a tendency to accumulate belongs as those with space to store them.

As far a location we are still debating areas since anywhere we choose would be long distance real estate.

It also means that no personal belongings/trash/stuff of prior tenant can remain in the property at closing.

I had a tenant send me a check years after they moved out and left half of their belongings behind because we took them to court.

That someone would be able to take property that belongs to someone else...you have to fail on many fronts before that would occur.
