Investing in SFH with no garage

I am looking at a few SFH to rent out in Jacksonville, FL (specifically mandarin/Julington creek) that do not have a garage. Do renters/home buyers have a strong desire to have attached garages?

Is rental price significantly affected with no garage/ harder to sell when exiting?

I've been investing in Jacksonville since 2006 and we manage over 3,600 single family homes here and probably 30% of the inventory doesn't have a garage.  They've been great performing assets for us and for our property owners.  It's all about what the expectations are for the tenant in that neighborhood.  If other homes in the neighborhood don't have a garage, you'll still get market rent without out.  If the other homes in the neighborhood do have a garage and yours doesn't, you'll adjust the rent down slightly.  I would recommend buying single family rental properties with or without garages...you just have to know the right rent rate you'll be able to collect.
