Daily we're updated in a Facebook group about decisions that have been made on our behalf (i.e., type of business, appointing board members) or updates from conferences calls that don't appear to have been posted for everyone's participation.

@George Smith I'm in your jurisdiction, and I was told by two different attorneys that a workaround would be to check your account daily, and if a partial payment were to show up, debit that exact amount by cutting a check and mailing it back to the tenant via certified mail with a letter stating you are refusing the partial payment and telling them to cease making such payments.

My theory is that this section 8 tenant has no plan to move soon, and you are not living there to inhale the smoke daily. 

It takes hard work, it takes consistency, daily habits of doing all the little things no one wants to do but has to get done.

Oh, yeah and provide an update to you also.After sorting out all the particulars with the seller and getting my contractor to look at it and bid out the rehab job we came in with a 75% ARV deal that looked kinda sweet to us - getting funding proved to be a huge chore, with the "best" offer coming it at 55k for 1 year at 14% with a prepayment penalty that equaled the years worth of interest and 6500 in closing fees plus 250 per draw...

I scrape the MLS and do a lot of analysis of properties daily for my clients... and based on my research, Southern MD, portions of Baltimore, and other exurbs (Northern MD around Hagerstown) Southern VA around Fredericksburg and Winchester can all have properties that will cash flow.
