I have researched into the program and have not found much relating to the process to get approval for a loan on this program and what other requirements I have to meet.

I’ve been reading/researching a lot over the past few months and want to get started.

But that also assumes the assessor has the right info in the database (some don't, particularly if there's been an unpermitted addition or major remodel).There are also certain searching expenses and research expenses and travel expenses that you might be able to include in basis.The legal fees for setting up an LLC are NOT included in the basis of the property. 

While doing my research, I found oftentimes, a flipper always either a real estate agent themselves, or married to one, or at least is very close to one.

It’s on my list to research.

I have started to research local meetup groups but will look into Lloyd Segal as well. 

LIke I said, still in the research and education phase so every little piece of advice helps.

Thank you for the advice, I will defiantly check that app out...I was just doing my research and was considering a place that I can find motivated sellers who would be willing to owner finance or would help me earn enough income from selling off the good leads that I could eventually pay cash; but after seeing this crime data, I am sorry but I am not going to be considering buying rentals in that area.
