I would do two things: get professional bids on renovations (no fly-by-night contractors offering to save you a buck) and ensure I have the funds set aside to cover the cost.If you don't want it, I'm happy to take it off your hands.

But I am also very attentive to their concerns/issues and I have beautified the property and added parking since taking over from a "professional" landlord who sucked a fortune out of the property.If I had a tenant who is complaining unnecessarily then I would look to terminate their tenancy ASAP.

March through May/June are the peak months, however, so there will definitely be more competition, but hopefully that leads to more buyers as well.Hopefully you are using a realtor to sell so you're on HAR and all the aggregated websites, have professional photography, and are making it easy to show or set appointments.

I think staging AND professional pictures should make your listing more appealing.
