Home Staging as a selling strategy
Dear BiggerPockets Friends:
My first flip is a 4/2, 2900 soft single family home. I rehabbed it really nice in the interior. Bought it for 315k, and have been trying to sell for over 420k, to keep a 20k margin.
This house was solid with the numbers. When I bought the house I was very focused on numbers, and had seen more than 80 houses, and placed offers on more than 20. Comps are still looking good, but I haven't had an offer, not even a low one.
I didn't see that my house had a small master bed / bath, that could be a setback, and also a poor curb appeal, because when I bought it, it was super ugly; I was only focused on numbers. However, the rehab is awesome, the open kitchen and social space is pretty neat. But I don't get any offers.
My realtor suggested to hire a staging service for a couple of months. It is not cheap, but the idea is to generate interest. Has anyone had an experience with this strategy? Can someone give me some feedback on this.
