Heat in winter -yesIn Florida (summertime), I completely understand!

Cracks larger than 1/8" inch on concrete,  might be a concern, if they are opening with time (note temperature changes like winter vs summer will affect the opening of the crack, even if they are inside the house just because the expansion and contraction with temperature).

My biggest mistake was not blowing out the sprinkler system before winter!

They work great in Arizona, but we have pretty mild winters.

shop vac them up and tell tenant that they need to properly dispose of their cigarette butts you have no problem making it a smoke free environment if they can't comply.Yup drop off a notice and if you feel like adding any additional clean up will be charge of $25.00  go ahead.We had decks and patio's in winter the butts went over the edge in spring it looked like a ashtray,, notice went out every spring and we charged units where cigarette butts were tossed out of for cleanup if they didn't go down and clean them up themselves.. 

My winter bills dropped dramatically after doing this.Wrap pipe insulation on all the hot water pipes.

I'm not super concerned about the weather conditions or if I know a property management/contractors there, etc.On the other hand if I'm looking at a first mortgage, I'm more concerned about whether it's a judicial or non-judicial state as the original poster mentioned, but also if it's -50 in the winter and the house is vacant, if it's a state where I know people, whether I can reasonably expect some appreciation, whether the rents in that city/state are decent..Another important consideration is the inventory you have access to.

Also, winter season in general (in VA) tends to be more difficult than renting in spring and summer months for me.
