Tenant and cigarette butts

Tenant has cigarette butts all over the lawn in the front. I'm house hacking the duplex, how and what are my options in dealing with this? Write her a letter of warning? Verbally tell her since she's right next door? What is the most professional way to go about this?

I had this same problem. All I did was send a text saying it wasn't acceptable (especially because on the application they said they were non-smokers). A couple days later they had an ashtray on their porch. No problems since.
