I agree with @Lucas Pfaff that if those marketing and showing the place issues are the biggest problem for you just use a leasing agent to market it and field the calls and initial screenings.You will still have the ultimate decision and can ask to review and approve any applications and information.

Ultimately, you need money to invest, unless you get really creative, but even then, while you build your business, you need something to get you by.
