Hello BiggerPockets! Long time reader, first-time poster. I'm a CPA and novice real estate investor living in San Diego. I own a SFH in Las Vegas and am currently researching other cities where I could afford a 2 - 4 bedroom SFH for under $150K. Considering places like Indianapolis, Kansas City, St. Louis, and Salt Lake City.

The Holy Grail would be to accomplish Brandon's 2% rule. Which is unfortunately impossible here in San Diego.

Looking forward to getting to know some other people on the forum!

@Ben Durwood I just bought a SFH in Grand Rapids, Michigan and cash on cash return is 25% right now. City is growing, good jobs, and a lot of renters with little inventory. Message me and I can get you plugged in if interested. I also live in San Diego.
