I've noticed several current posts on note investors looking to call banks directly to track down note deals.  

We build our credibility from single family homes rehab and turnarounds track record.

Track everything you do (you are responsible for) and review your income and expenses regularly to discuss that to hopefully reduce your expenses and increase your income that will make your business grow.Be careful and consistent on what you do.  

You are on the right track for finding a better rent deal than the market.
