@Brittney Carr, same as in your military career - now you need some OJT. Awesome you researched and have a plan. But I always think of what President Eisenhower said about planning "In preparing for battle I have always found that plans are useless, but planning is indispensable." You thought through the pitfalls and logistics of wholesaling, which is great. Now you need to take some action. I myself am about to conduct my first DM and some other techniques.
Take some action, track what works, and what doesn't. Then modify your plan.
If you get a good deal - you will find a buyer fast. Trust me. Be very conservative with your numbers. If you try to pawn off a bad deal the good rehabbers won't want to work with you again. However, buy and hold people can typically pay more than a flipper. So understand who you are selling to.
I want to stress again - understand the numbers! Know the: comps, rent rates, ARV, and you should be within 3k, at most, on your repair estimate. If you have all those numbers, you will crush it.
