Hello Everyone, I am from Ontario and looking to get into the MF game in NB hoping to find some good upside CAP rate opportunities as I've heard they've dried out significantly over the last 3 years. 

I don’t know about any Mexican real estate REITS listed on the NYSE but it’s significant that one of the first company to regent reopen the US IPO market after a dry spell is the Mexican logistics company Vesta.

It could be fine, you could need to replace the pump or the well could be dry.

These are usually small 3/2 houses (1300 square feet heated or less) and the soil is sandy.I called a septic company but they said they would need to come out and see the house to give an estimate, but I am really just looking for a rough way to estimate this when deciding to make an offer or not.

My investor is going to finish all the cosmetic items in the house, as well as dry lock and clean up the basement.

However inventory dries up around Thanksgiving and not many new listings hit the market until early spring.

Cash out refinance at the earliest opportunity if you're actively planning on expansion so that you ACTUALLY possess that dry powder to take down the next deal and have eligibility for a pre approval on the purchase loan. 

Worst case is a dog chews up all the baseboard and window sills, scratches all the doors, tears down all the blinds, tears up or soils all the carpet, and tears up the yard.

This stuff is dry!

I think that would depend on how much dry powder they have to ride this out.
