MF in Saint John, NB

Hello Everyone, 

I am from Ontario and looking to get into the MF game in NB hoping to find some good upside CAP rate opportunities as I've heard they've dried out significantly over the last 3 years.

I am in the beginning stages, but would appreciate any advice and/or connections in the area for (1) property managers (I know CHFR seems quite popular), (2) RE agents, and (3) lenders/brokers?

Another good to know is are there any areas, streets/intersections, you would stay clear of considering tenant quality and vacancy. There seems to be some attractive opportunities considering C to B class properties but can't tell if they are just priced attractively given the specific area. 

Also, any favorite online resources for rental comps (e.g., Rentometer) in NB, or do you just go with your REA or prop manager?

Any  input would be appreciated.
