It's good you are doing drive-bys, but spreadsheet analysis for house hacking won't get you very far until you see what you have to manage, if the utilities are separated, and you see the tenant next door's upkeep irl.

Given this extreme and fairly prolonged change in his behavior, my husband and I have discussed and feel it may be best to ask him to move on elsewhere where he may be happier.

It would have been easy for me to continue moving forward quickly with leverage but for the time being, this will be enough.

For illustration purposes, the majority of investors who post on BP will move the property that pencils as a true BRRRR to the front of the line over the better situated asset with better fundamentals merely because they receive 100% of their invested capital back as opposed to 90% (again numbers are merely to illustrate a point).

He could go out of his way to try to separately finance each half, but I've never seen any guidance suggesting that is necessary. 

You want to see the deals they get and move before they go to those platforms.
