Property taxes and insurance are as a percentage of your gross.I try to shoot for 15 percent, but it usually falls closer to 17/18 lately.I figure if I am self managing, if I can hit 15 percent. that allows 5 for vacancy, 10 for maintenance, and 10 percent for capex, to get to 40 percent overall OE'sWhat's everybody else getting in their market or shooting for?

Typical commercial lending is LTV 70-75%always an ARM, like 20 due in 10 (or even 5)property self-sufficient (aka DSCR 1.1 - 1.3 depending upon the lender)with an NOI that supports reserves 10%, vacancies of 12%1/2 year prepaid taxes AND insurance (last parts of PITI)Your personal credit should not be part of the qualification process.

Provo is a great place and will not likely drop much even in a downturn (I have 2 buy and hold rentals there now) Trying to cash flow any new purchases in Provo is extremely difficult unless you buy condemned property and rehab it all your self (and don't mind still paying $150/sq ft for that) There are to many wanting to pay too much and gamble on appreciation.
