what percentage of gross, is taxes/insurance for you as an avg?

Since a lot of operating expenses are variable. maintenance,capex, etc.

I would like to hear as a percentage of gross rents.

How much the main fixed operating expenses are. Property taxes and insurance are as a percentage of your gross.

I try to shoot for 15 percent, but it usually falls closer to 17/18 lately.

I figure if I am self managing, if I can hit 15 percent. that allows 5 for vacancy, 10 for maintenance, and 10 percent for capex, to get to 40 percent overall OE's

What's everybody else getting in their market or shooting for?
