When I bought this I held these beliefs 1) real estate never goes down in value 2) real estate is always a good invesment 3) if the rent was higher than the mortgage (P&I + RE taxes + Insurance) then you had an income producing property.

I could recommend many other markets outside LA with lower price points that produce much more favorable returns and cash flow.The numbers in many parts of California simply do not make sense from a return on investment perspective.Also, ask yourself if you prefer a market with strong cash flow, or a market with strong appreciation potential.
