Look into a Hard Money lender or perhaps someone close to you would be able to lend you some of the money for the short term. 

@Alison KoenigMy girlfriend just started her classes at The Connecticut Real Estate Institute in Stratford, which is said to be the better place to go.

Sure hoping I can take what I have learned in the institutional setting and apply it on a smaller scale.

You can do better than hard money if you have investor experience.Several investor friendly lending outfits out there right now but you won't pay prime.

They say they'll fix it Monday, but they need me to sign it today (even though it's wrong) anyway so that they can comply with a three-day federal requirement about lending disclosures.  

They are hands-off, institutional grade real estate investments, and they allow you the option to diversify.
