It was very clean but not as modern-looking as the subject property I am interested in. 

I'm guessing you have the security deposit and can keep that to cover rent, damages and clean up.

But you may want to consult with an attorney on all of the above to be crystal clear about where you stand legally.You could also give the tenant a clean slate and just expect them to start paying rent to you after closing.

One person comes up with the idea to turn this land into an RV storage. noted this vacant land has no automated gate, no security camera, nothing. but he is willing to clean up the land and prepare it for the RV storage. after it's done, he will be marketing and managing everything.

Solid work, reasonable pricing, and he shows up on time every day and cleans up after himself.  

Deep clean & quick rent out or something else? 

You are probably aware (maybe not) that there are many of us that don’t believe BLM is healthy for anyone especially the black community, where they have burned down businesses and tell black kids to view themselves as victims.  

I fitted one nicer house with stainless steel, but based on the way the tenants handle them (dirty, dented, etc), I’ve decided to go with nice clean (and less expensive) white appliances.
